Launching a home for sale on Boxing Day can be a strategic move, as the holiday season presents unique opportunities in the property market. While traditionally considered a quieter time, Boxing Day marks the start of a surge in online property searches. Many potential buyers, having spent time with family over Christmas and making plans for the new year.
The original purpose of the Boxing Day launch was to bring your property to market before the standard January rush so you could sell before more homes came to market achieving a higher selling price as there is less competition and putting yourself in a position to proceed on a property when more homes typically came to market a few weeks later. Whilst there is a higher amount of interest on Boxing Day the effectiveness of the launch has been watered down as you will be putting your home on the market the same day as hundreds of other properties.
To maximise this opportunity of the increased web traffic during the week (See Graph) we are launching our properties on the 27th December so they will not be thrown into the mix with all the other homes on Boxing Day and in previous years the 27th has higher amount of web traffic. We will also be on hand on this day to deal with any inbound enquiries whereas many agents are closed on Boxing Day.
